One of the hallmarks of a McCallen receivership is maximizing the value of the receivership asset.  McCallen approaches each project with a focus on the effective management and marketing of that asset.  This includes effectively operating the business or property, building strong relationships with customers, tenants, and employees, and keeping the property well maintained and in good repair.  We then employ our extensive commercial real estate experience to market and sell the property, using our strong negotiating skills to insure the best possible price.  Below are several recent examples of cases where the sale of the asset exceeded the appraised value:


  Retail deli, convenience and liquor store building in Ballard, WA sold in September,

  2013 for $212,000 over appraised value.

 

  Retail business, open and operating, on leased land in Arlington WA sold February,

  2012 for $570,000 over bank appraisal. 

 

  Convenience store and gas station, open and operating, in Pasco, WA sold in May,

  2013 for $450,000 above appraised value, less than two months following receivership

  appointment.

 

  Package of three commercial properties in Hermiston, OR sold in July of 2012 for

  $512,000 over appraised value. 

 

  Multi-Family project in Snohomish Co. WA sold in October, 2012.  Sold for $75,000

  over appraised value of $275,000.

 

  Commercial strip mall in Mt Vernon, WA sold in February, 2013 for $200,000 over the

  bank’s last appraisal.

 

  Commercial strip center in Federal Way, WA sold in December, 2012 for $115,000 over

  appraisal, less than three months following receivership order.

 

  Retail business, including property and residential property in Pierce Co. WA, sold in

  February, 2013 for $70,000 over last appraisal.

 

  Commercial/Retail building on the Guide Meridian in Bellingham, WA sold in May,

  2013 for $450,000 over appraised value.

 

  Retail deli, convenience and liquor store building in Ballard, WA sold in September,

  2013 for $212,000 over appraised value.

 

  Gas station and convenience store in Everett, WA sold for $65,000 over bank’s last

  appraisal.

 

  Residential condos in Everett, WA sold in November, 2012.  Sold for over appraised

  Retail building on the main street in Orting, WA sold in December, 2013.  Sold for

  over appraised value.
